Five Bank Street : Delivering a breakthrough smart buildings project for the EBRD

TClarke’s unique in-house capabilities help our clients and partners to reset industry standards; Five Bank Street, with Overbury and The European Bank for Reconstruction and Development (EBRD) shows how.

Project Background : A major commercial office project delivers the complete set of smart features

Delivering the promise of smart buildings

“Due to the fully realised end user financial, sustainability and operational benefits, the EBRD Smart Buildings project for their new HQ at Five Bank Street, Canary Wharf, is a genuine industry breakthrough. After years of promise, a major commercial smart building is fully delivering. This opens the road to improved efficiencies, energy review and possible savings and consequential carbon reduction.

This large scale smart commercial office with full smart building functionality, future-proofed for the client’s needs with minimal vendor tie-ins. It features a ‘user-experience’ mobile app and FM management platform to leverage a complete suite of data analytics, covering high value items from space utilisation to credible sustainability reporting.

TClarke Value Add : Work as Master Systems Integrator enables achievement of all project goals

TClarke serve as Master Systems Integrator

TClarke played the key role of Master Systems Integrator (MSI). Our integration of customer, consultant and software supplier design requirements, using harmonised naming standards in a diverse digital environment results in a strong, logical user experience and functionality.

All the software integrations were undertaken using cloud-to-cloud APIs and best-in-class open connectivity standards, with our MSI team managing the design, testing, and commissioning. We also designed and managed a large IoT LoRaWAN deployment, with all data exposed to a Management Centre for ICONICS integration.  The solution blends cloud and edge technologies in a secure and scalable way, to provide a complex weave of integrated solutions.

Commentary : “Its fair to say this project resets the benchmark for what a major smart building can and should achieve”.

Ray Durso, Head of Smart Buildings, TClarke Intelligent Buildings. “Through the use of open APIs, pre-built integrations, and interoperable protocols, TCIB have adopted best in class sensors, systems, and workplace applications designed to suit flexible ways of working. Energy data is monitored on easy-to-use dashboards. This is very powerful as the customer can fully understand how the estate is being used – in detail, in real time – and therefore manage the cost of delivering it. Increased FM efficiencies in directing support staff to actual problems rather than waiting for mechanical failures makes the supply chain much more efficient and is great for the planet too. This promises to deliver carbon and energy savings through faster resolution and predictive analytics.  The EBRD now has a solution that can meet its occupancy management, power management and building management expectations, and a fully functional workplace application toolset.”
